Buying A Rural Property – First Steps

Indeed, buying a home in the Miami market is a thrilling event of your life. Knowing that there are arrays of homes in the market, it is an exciting time for you to go out and search for what you need.

The importance of home inspection is really great. Home inspectors have been certified and trained to do the task. It is the duty of home inspectors to check every area of the house. This is to ensure that all of their clients will be guaranteed with a quality and safe house to live in. If you have sought help to a trained home inspector, rest assured that they will do their best in inspecting the home since they have with them commercial inspection checklist. The checklist will serve as their guide on which areas will be inspected and it will enable them to evaluate the whole house effectively.

Water is a real “no no.” There are places where it shouldn’t be. Whether it’s found leaking from plumbing, spills from gutters where it shouldn’t, comes in windows, or is found in the basement, it’s an indicator and cause of serious problems. Many gutter systems don’t carry water far enough away from the house. That could cause water to seep into the foundation, a problem gutters should prevent. If grading around the home doesn’t carry water away, the water could pool against the foundation and seep in.

They did get a buyer and they told the buyer the sale was “as-is,” but they allowed the buyer to do the usual home inspections. They told the buyer that if a major defect was found, the buyer could cancel the contract.

___ The offer. Don’t reveal your thoughts on possible negotiations to the agent. Make out your earnest money check to an escrow agent, or the real estate broker if they have an escrow account. Specify what stays with the home, and who will pay for each closing cost. Have contingencies in the offer for any necessary inspections.

My recent experience with a seller who sold a house “as-is” was not a successful one initially. My clients were the children of the homeowner, who were moving to assisted living. The parents had lived in the house for fifty (50) years and hadn’t painted in several years, the carpet had a few splotches on it, and the kitchen was updated in the 1970s. My clients decided to sell their parents’ house “as-is” and set what they thought was a below-market price. They disclosed the conditions of the house on the Sellers’ Disclosure and figured they had done what they needed to get a buyer.

By asking these questions before hiring an inspector, a home buyer would have an easier time choosing which inspector is the right man or woman for the job.
